We Guide Property Owners Through City-Required Right-of-Way Work
Across Los Angeles and Orange County, we are seeing a consistent increase in cities requiring public right-of-way work as a condition of ADU and remodel building permits. Property owners applying for an ADU or a significant addition are being told -- often mid-plan-check -- that they must upgrade their water service line, repair sidewalk, replace sewer laterals, or bring their frontage up to current city standards before their building permit will issue or before a specific inspection will be released.
Most property owners have never dealt with this type of work before. They do not know what an encroachment permit is, they do not know why their plumber cannot do the water service line work, and they do not know how long the process takes. We do.
Our role is not just to perform the work -- it is to walk property owners through a process that is unfamiliar and often stressful, explain what is happening and why, manage the permit process with the city directly, and get the condition cleared as efficiently as possible so their project can move forward.

Water service line replacement, sidewalk, curb and gutter, driveway approach, and ADA ramp work in the public right-of-way all require a Class A General Engineering license. We hold it.
